The assessment rate is the example rate plus the buffer. Defaults are illustrative assumptions, not a lender quote or a statement of any lender’s current policy.

How a higher assessment rate affects the estimate
Assessment rate Indicative borrowing

Each scenario uses the same monthly repayment budget and loan term. Rates shown are modelling assumptions, not available loan offers.

How this estimate works: Monthly living expenses, continuing debt repayments and your chosen reserve are deducted from take-home income. Any positive remainder is converted into a principal-and-interest loan amount using monthly repayments and the buffered assessment rate. This is a simplified budget model, not a lender serviceability assessment. It does not apply tax calculations, lender expense benchmarks, credit-limit assessments, income adjustments, debt-to-income limits, deposit requirements or property valuation limits. Fees and future changes are excluded.

A starting estimate, not an approval.

This calculator explores what a monthly budget could support under selected assumptions. A lender may reach a different result after reviewing your income, expenses, debts, dependants and credit history.

Your borrowing estimate is not your property purchase budget. Your deposit, purchase costs and the lender’s security requirements also affect what you can buy.

Borrowing the maximum estimated amount may not suit your priorities. Consider the repayments you feel comfortable managing alongside savings and future plans.

Borrowing power FAQs

Should I enter income before or after tax?

Enter monthly take-home income after tax and deductions. The calculator does not convert gross salary into net income. For a joint application, use combined household figures.

Why is the assessment rate higher than the example loan rate?

The chosen buffer tests your repayment budget against a higher rate. It is a modelling assumption. Individual lenders may use different assessment rules, floors or treatment of your circumstances.

How are dependants and credit cards assessed?

Include dependent-related costs in your living expenses. This calculator does not separately assess dependant counts or credit card limits. Lenders may apply their own expense benchmarks and debt calculations.

What does a zero result mean?

It means the income entered does not leave a positive repayment budget after the expenses, debts and reserve entered. It is not a lender decision. Check your figures and discuss your circumstances with our team.
